Service capabilities in the built environment
This research studies the features that are used to determine the area of service capabilities in the built environment and how it can strengthen by the found concepts.The traditions of the regional urban development research and implement development ideas into practice, as well as a qualitative case study results are key elements in this study. The data is collected in the on-goingurban development projects. The study will provide potential areas of development policies and service concepts, as well as opening up the new views of theoretical debate.
In recent years, urban development has been studied at the social, economic, ecological and cultural point of view. However, it is not studied under the concept of service capability and has not been well established in this context. The service capability is one of the four performance criteria, which indicates the degree of the succeeded performance. In this work, a regional service capability of the built environment can be seen as the capability to respond to changing user needs, and on the other hand users the capability to know how to take advantage of existing opportunities. Increased information flows and technological development has created a need to involve different professions in the construction business. The multidisciplinary and interdisciplinary skills are needed, which participate in the living and housing change of practises. This kind of work requires collaboration between influential stakeholders and citizens in the field, which recognize the value co-creationof new types of urban developments, services or products. The housing sector in Finland has a strong history of regulation and government control.
The study is widely connected, for the developing of residential areas and to urban development. In previous studies, the built environment and residential development have been considered largely as a technical problem, but from the regional development point of view, this is only one sector. Quite often the functional and social developing of residential areas and developing of the service capability has been ignored. It is crucial understand the service capabilities in the region to enhance regional development and create the necessary development of operating models. Therefore, we can enhance the attractiveness of residential areas and the ability to regenerate, and above all we can support residential development.
Built environment is heavily influenced by the surrounding society. The biggest factor affecting the built environment is a dramatic change in the economic structure. Service industry also contributes to the built environment. According to forecasts, the service sectors will most relatively increase in the future. The built environment is very stable and inflexible part of the social structure. How the built environment, the real estate and construction sector has been able to, and is able to adapt to these changes? The changes in the economic structure affect locally and regionally to the development of cities. The areal change is a functional change of the area in the relation of the possible improved quality of life.
